The Purchaser shall bear one half of the costs of concluding the development agreement and the agreement referred to in § 2 section 1 points 2 and 3 of the so-called Development Act, including the notarial fee and the court fee related to making an entry in the land and mortgage register, as well as the full costs of concluding the agreement transferring ownership. These costs depend on the purchase price of the premises, are determined in accordance with the applicable provisions of law, and are not payable to the Developer.
The costs of carrying out purchaser-requested alterations, i.e. construction and finishing works in the premises commissioned by the Purchaser which deviate from the Developer’s standard finish and include, for example, changes to the layout of partition walls, the location of utility connections or finishing materials, shall in each case be determined individually on the basis of a quotation prepared by the Developer and accepted by the Purchaser.
During the period from the date on which the subject matter of the agreement is handed over to the Purchaser until the date of conclusion of the agreement establishing separate ownership of the premises and transferring ownership thereof, the Purchaser shall be obliged to bear the costs related to the use and maintenance of the subject matter of the agreement, in particular the costs of utilities consumed in the premises, including central heating, water, sewage disposal, waste collection, electricity, etc., as well as the costs related to the use and maintenance of the common property, including the costs of solid waste collection, etc.
The developer allows the possibility of making tenant modifications. Each such change is subject to a separate, individual valuation. Detailed information is available at the phone number +48 532 101 067.
In the event that the premises are handed over to the Buyer before the conclusion of the ownership transfer agreement, the Buyer will be responsible for the costs of using the premises and the associated share in the Common Property.
